The first step in the process is to prepare detailed plans of your proposed work. These plans should include all the necessary technical specifications and should be drawn up by a professional, such as an Architect. Once your plans are ready, you submit them to your local authority's building control department or an approved inspector, along with the appropriate application form and fee.

The authority or inspector will then review your plans to ensure they comply with the building regulations. If they're satisfied, they'll issue an initial notice of approval. However, this doesn't mean you can start building right away. You'll need to give the authority or inspector at least two days’ notice before you start work so they can arrange for inspections at key stages of the construction.

During the construction phase, the authority or inspector will carry out several inspections to make sure the work is being carried out in accordance with the approved plans and the building regulations. If they identify any issues, they'll let you know so you can rectify them. Once the work is completed and has been inspected and found to be satisfactory, you'll receive a completion certificate. This is a crucial document that confirms your work complies with the building regulations and can be required when you sell your home.
