When you're investing in a new home or extension, it's crucial to understand what warranties and guarantees you should expect from your builder.

Building a home or adding an extension is a significant investment, both financially and emotionally. It's not just about creating a living space; it's about designing a bespoke area that reflects your ambitions and values. Therefore, it's essential to know what kind of warranties and guarantees your builder should provide. These assurances go a long way in ensuring that your investment is protected, and any issues that may arise are promptly and professionally handled.

Understanding the warranties and guarantees offered by your builder is a vital part of the homebuilding or extension process. These assurances protect your investment and provide peace of mind. A structural warranty, a builder's warranty, a snagging warranty, and an insurance-backed guarantee are the key assurances you should expect. Remember, a reputable builder will always be willing to discuss these warranties and guarantees, ensuring you are comfortable with the protections in place before the construction work begins.

First and foremost, a reputable builder should offer a structural warranty, usually for a period of 10 years. This warranty covers any defects in the structure of your new home or extension, such as issues with the foundations, walls, and roof. It's important to note that this warranty doesn't cover general wear and tear or non-structural defects like plumbing or electrics.

Secondly, the builder should provide a two-year builder's warranty. This warranty covers any defects or problems that are not structural but are a result of poor workmanship or materials. Examples include issues with the heating system, doors and windows, or the finish of the interiors.

In addition to these warranties, some builders may also offer a snagging warranty for the first few months. This covers any small issues or 'snags' that you might find after moving in, such as a sticking door or minor cracks in the plaster.

Lastly, it's worth checking if your builder offers an insurance-backed guarantee. This is a policy that ensures your warranty is honoured even if the builder goes out of business. It provides an extra layer of protection for your investment.
